Standard Home Inspection

Starting at $300 — drone roof inspection included

A complete evaluation of the home’s major systems, following the Virginia Standards of Practice as a baseline. We treat those standards as the minimum. When it’s safe to, we go into crawlspaces and low attics to get a proper look.

  • Roof — FAA Part 107 licensed drone flight over the full roof plane, flashing, and chimney
  • Structure — foundation, crawlspace framing, piers, and floor systems
  • Systems — electrical, plumbing, HVAC, and water heater
  • Exterior & interior — siding, grading, drainage, windows, doors, and finishes
  • Moisture readings — moisture meter checks in crawlspaces and anywhere that looks damp
  • Same-day digital report — interactive Hive Inspect report with photos and priorities

You’re encouraged to attend. Walking the property with your inspector is the fastest way to understand what matters and what doesn’t.

Limited Foundation Inspection

Starting at $250

A focused look at the foundation, crawlspace, and grading, which is where the most expensive problems tend to show up. Common reasons people book it:

  • A sloping floor, sticking door, or wall crack you want evaluated before listing or buying
  • A second opinion on a foundation concern raised in another report
  • Getting ahead of structural questions before a home goes on the market
  • Periodic monitoring of a known settlement or moisture condition

The evaluation covers piers, girders, joists, sills, moisture levels, and site drainage, documented with photos and meter readings in a same-day report. If we find something that needs an engineer’s judgment, you can add the Engineering Add-On. Want the roof checked too? Add a drone roof inspection for $50.

Engineering Add-On

$245 — added to any inspection when a defect requires engineering review

Some findings need an engineer’s opinion: a cracked pilaster, a dry-stacked pier that’s too tall, a damaged girder. Normally the next step is booking a structural engineer for a separate visit, which adds cost and time.

Brentwood Inspect is part of Brentwood Solutions Group (BSG), a structural engineering firm. We’re home inspectors, not engineers, so we don’t make the engineering call. With this add-on, we photograph and measure the defect during the same visit, the way BSG’s engineer needs it. BSG’s professional engineer then reviews it and gives you a written assessment.

Need a standalone structural evaluation, renovation engineering, or a forensic investigation? Those services are provided directly by Brentwood Solutions Group.

  • Usually no second appointment or separate engineer visit fee
  • A written assessment of the defect, signed by a professional engineer
  • Added to a Brentwood Inspect inspection (it isn’t offered on its own)
  • Written assessment usually within 3 business days

HUD Permanent Foundation Certification

$275 when bundled with a Brentwood Inspect inspection

Buying, selling, or refinancing a manufactured home with FHA or VA financing? Lenders require an engineer’s certification that the foundation meets HUD’s Permanent Foundations Guide for Manufactured Housing (PFGMH).

We document the foundation on-site — piers, footings, anchoring, skirting, and site drainage — to the PFGMH checklist. BSG’s professional engineer reviews the evidence and, when the foundation complies, issues the sealed certification your lender needs. If it doesn’t comply, you get clear photographic documentation of exactly what falls short, so repairs can be planned before re-certification.

  • Reviewed and sealed by a Virginia professional engineer through BSG

How Pricing Works

Prices are based on the home’s square footage, age, foundation type, and travel distance. Re-inspections of repaired items are $150. The online quote works out your total in about a minute, before you book.
